What is not included

Every membership has a boundary, and a company that only publishes the inside of it is a company you will one day have an argument with. So here is the outside of ours, written down before you need it.

Almost nothing here is a refusal. It is mostly work that belongs to somebody else, or work that is a project rather than a visit — and the right-hand column says what happens instead, every time.

Projects, not repairs

The line is roughly whether it needs a drawing, a permit or a skip.

  • Renovation, remodelling and new construction
    That is the parent company, and it is a different discipline with a different insurance profile.
    Instead We hand you to 212 Renovations Group and stay involved as the people who look after the place afterwards.
  • New kitchens, bathrooms and custom millwork
    Design and fabrication work, quoted per project.
    Instead Quoted by 212 Renovations Group. Membership then maintains it.
  • Anything needing a filed permit or an expediter
    Permitted work is a project with a paper trail, not a visit.
    Instead We tell you early, before anybody has started, and quote it properly.

Replacing the thing, rather than fixing it

We will always try the repair first, and tell you plainly when it is not worth it.

  • Replacement appliances, boilers, condensers and water heaters
    The labor to fit one is a project cost; the unit itself is capital.
    Instead Quoted separately at cost plus our labor, with the repair option priced beside it so you can see both.
  • Full re-piping, rewiring or duct replacement
    A system-wide job, not a maintenance visit.
    Instead Scoped and quoted, and we manage it for you.
  • Windows, roofs, façades and anything the building owns
    In most buildings this is the board’s or the managing agent’s, not yours.
    Instead We will tell you whose it is and, if it helps, put it to the agent for you.

Somebody else’s job

Not because we would not — because you would be paying us to be the wrong people.

  • Emergencies, floods and anything unsafe
    We work weekdays, 8 AM to 5 PM, and we will not pretend otherwise at 2 AM.
    Instead Call your building’s emergency line or 911 first. Then call us and we pick up the repair.
  • Insurance claims and the damage behind them
    A claim is a process with an adjuster in it.
    Instead We document what we find, photograph it, and work to the adjuster’s scope.
  • Pest control, moving, cleaning and landscaping
    Licensed and specialized trades of their own.
    Instead We will recommend people we actually use, and let them in if you are away.
  • Electronics, AV, IT and smart-home platforms
    We will hang the screen and pull the cable. We will not debug your network.
    Instead Your integrator does the software; we do the holes in the wall.

Already broken when you joined

Found at the Home Baseline visit, written down, and quoted — not quietly absorbed.

  • Repairs to something that was already broken on the day you signed up
    A membership that swallowed every backlog would be paid for by the members who look after their homes, on behalf of the ones who did not.
    Instead We document it at the Baseline and quote it separately at the member rate. We still arrange the work and supervise it, and you see the invoice we saw.
  • Repairs, on Essential
    Essential is the maintenance calendar — planned work, done before things go wrong. Putting a broken thing right is a different job.
    Instead Quoted per visit at the member rate of $150 an hour plus sales tax and arranged for you, or move up to Signature, where everyday repairs are included.
  • Repairs beyond eight hours in a month, on Signature
    Eight hours is two half-days of our crew, and most months nobody gets near it. A month that does is usually a project wearing a repair’s clothes.
    Instead Past the allowance, the same crew at the member rate of $150 an hour plus sales tax — we tell you before we cross it, not after.

The honest fine print

Short, and none of it is a surprise on an invoice.

  • Parts, materials and outside trades
    Included labor is our people’s time. It is not somebody else’s invoice.
    Instead Passed through at cost, with the coordination included. You see the invoice we saw.
  • Work in a home we have never seen
    The Home Baseline visit is where we learn the place — where the main water shutoff is, which door the freight elevator wants, what is already worn.
    Instead It is how every membership starts: $750, three to four hours, included when you pay for the year. It has to happen before the calendar can mean anything.
  • Storing your door and alarm codes
    A database that knows how to open every client’s front door is a burglary kit, and we will not keep one.
    Instead We record how access works and who to call. The code reaches the technician on the day.
