Will you deal with my building?

Building management never has to chase us

We hold the certificate of insurance your building requires, with the right cert holder and additional insureds on it. Before anyone is sent, license and insurance are re-checked live — not read off a copy we filed last year. A lapsed trade partner is refused the job rather than turning up and being turned away at the loading dock. If your building requires insurance beyond what we ordinarily carry — higher limits, a waiver of subrogation, additional named parties — an additional fee may apply. We tell you before anything is scheduled.

Can anyone on my team spend my money?

Nobody can spend more than you said

Each person on the account has a figure they may approve up to. Past it, the work waits for whoever holds the larger number — and nothing is dispatched at all until somebody with the authority has agreed a ceiling. Raising one is recorded with a name against it, so "who approved this?" has an answer.

Can my store manager report things without seeing what they cost?

Your staff get logins without seeing your invoices

A store manager or studio coordinator can report a fault, follow it, see the photographs and talk to the technician — and cannot see a price, an invoice or your terms. That is enforced in the database, not hidden in a screen. The person who finds the problem is rarely the person who pays for it, and the alternative is lending them your login.

How do I know it was actually done?

Every visit ends in photographs

A job cannot be closed without them. So a landlord dispute, an insurance question or a "was this actually done?" from head office is answered with a dated picture rather than somebody’s recollection.

Do you mark things up?

Parts at cost. Outside trades at cost plus 15%.

You see the invoice we saw. Our labor is in the monthly fee; we do not mark up a compressor and we do not have a reason to prefer the expensive one. When we bring in an outside trade — a licensed electrician, a glazier — their invoice is passed through as they wrote it, plus 15% for arranging and supervising the work, shown as its own line.

What stops the same thing breaking again?

The boring work happens on a schedule

Filters, drains, detectors, seals, the annual services — planned per site and done before anything fails. Most emergencies are a maintenance task somebody kept deferring.

Quoted per account, not per square foot.

A single showroom and a four-site portfolio are not the same problem, and neither is a 1920s loft against a building finished last year. We walk the space, write down its condition, and quote a monthly figure against what is actually there. The walkthrough is how the number gets honest — it is also when anything already broken gets priced, separately and in writing.

  3. A monthly figure, and a separate list of anything already needing repair.
  4. You decide. No joining fee, and no term to sign out of.

We tell you before anything is scheduled. Every price on this page is before sales tax, which is added to each invoice at the rate for your address.

Where the line is

  • We are not a 24/7 emergency contractor. Cover is weekdays; after hours reaches our answering service and we triage in the morning.
  • We do not take on base-building systems — elevators, life-safety panels, the main electrical service. Those belong to the building, and to specialists under contract to it.
  • We are not a fit-out contractor. Building the space is renovation work and belongs with the parent company; this is looking after it afterwards.
  • Anything already broken when you join is quoted separately rather than absorbed. A maintenance agreement cannot clear a backlog, and pretending otherwise is how these arrangements sour in month three.
